What does an investor buy in Sedona now? Here are the facts. Currently there are 500 residential units for sale in Sedona. Approximately 25 of the 500 are outstanding buys. For those of you that want to buy and flip a property for immediate return, there are only four or five out of 500 properties that really work. Most of these need a remodel of $40,000 to $100,000. These homes are priced from $200,000 to $650,000. After following our recommended remodel guidelines, you will make a net return of $25,000 to $75,000 within six months on any of these properties. When you are ready to sell your investment property, our listing commission is only 1½ %. This means a total commission of 4½ % through our multiple listing service.

Our last investor purchased, on our recommendation, an outstanding buy in West Sedona. After completion of the remodel and subsequent sale, this property showed a net return of $50,000 on a quick flip.
